As we visit properties, we’ll compare each home with your priorities and discuss its condition, ongoing expenses, and any questions that need further investigation.
For condominiums, we’ll also consider association rules, fees, shared responsibilities, and how the property fits your intended use.
Please email the following information to larry@larrycrooks.com so we can prepare accurately when you’re ready to make an offer.
Please do not send Social Security numbers, full account numbers, or copies of identification through ordinary email. Your lender and attorney can provide secure ways to share sensitive information.
When you find the right property, I’ll help you evaluate comparable sales and develop an offer strategy.
The offer is referred to as "The Contract to Purchase" and is a brief outline of the terms that will be elaborated upon in the form Purchase & Sale agreement drafted by the closing attorneys.
Remember, by this point we want to have a formal pre-qualification letter or proof of funds. One of these documents will be submitted with the offer. Without these, most sellers will not have enough confidence to respond to the offer.
Your offer will address the purchase price, deposits, financing, inspection provisions, included items, and proposed closing date. We’ll also request that the seller pay the full buyer brokerage fee on your behalf.
An accepted offer can create binding obligations. We’ll involve your attorney early and pay close attention to every deadline.
