For most mortgage loans, you must receive the Closing Disclosure at least three business days before closing.
Review the loan terms, monthly payment, closing costs, and cash required to close. Ask your lender and attorney to explain any differences from earlier estimates.
Arrange the appropriate coverage to begin on your closing date. Confirm your lender’s requirements and discuss flood insurance where applicable.
For a condominium, have your insurance professional review the association’s master policy so your individual coverage addresses your responsibilities.
Approximately 2 weeks prior to closing I will file an application with the town to transfer the water and sewer account to your name. After closing you will return the certificate to the town to complete the transfer.
In order to assure that the sellers are current with all condominium or homeowners association obligations, a certificate will be ordered from the association prior to closing. This will assure that you are not assuming any debts owed by the seller to the association. For a condo, the 6D is the statutory form, for a HOA a statement of account can suffice.
Approximately 2 weeks prior to closing I will order a fire inspection from the town. If your unit is part of a central panel monitored system then we will need the current passing report from the alarm vendor to be on hand when the inspector comes to do the site inspection.

Before wiring funds, independently verify the instructions by calling your attorney’s office at a known, trusted telephone number. Do not rely solely on an email containing wiring instructions or a last-minute change.
Be sure that closing funds are sent from accounts that your lender has reviewed during loan processing and have been identified as sources of down payment and cash to close.
Shortly before closing, we’ll walk through the property to confirm its condition, check agreed repairs, and make sure included items remain and the seller’s belongings have been removed as required.
